Maintenance is $570 or $665 a month, set by share value ▼

Share values fall into two groups. C1, C2P, C3F, C4S and D1, with their (p) types, carry 6 share values each: 86 units at an estimated $570 a month. Every other unit type, from D2 up to E5L, carries 7: 126 units at an estimated $665 a month. The development totals 1,398 share values. The dividing line runs between D1 and D2, two 4 Bedroom layouts only 1 sqm apart, so D2 costs $95 a month more to hold than D1. The full schedule is in the Technical Specifications section below.

Setting & Views

Eleven blocks of four and six storeys, photographed from 6th-storey height to the south, north and west

Amberwood at Holland is 11 blocks: eight six-storey blocks at 30 to 44 Holland Link with four stacks each, and three four-storey blocks at 48, 50 and 52 Holland Link with two stacks each, 38 stacks in all. Drone photographs taken at 6th-storey height, before the blocks were built, show three aspects: south, north and west. They record the setting as it stood at that time, not the view from any one unit at completion.

What each aspect shows from 6th-storey height
AspectWhat the photograph shows
SouthA curving road lined with young trees and lawns, with a wooded ridge and low-rise housing beyond
NorthOpen field in the foreground, landed houses and a tree line beyond, and a hill with masts on the horizon
WestOpen field, with landed houses to the left and construction cranes to the right
The northern side is set aside for the Community Plain, a future park ▼

The land on the northern side of the development is marked for the Community Plain, a future park development by NParks, planned to link to the Rail Corridor.

Holland Green Linear Park runs along Holland Plain beside the development.

Facing is a stack by stack question, settled on the stacking chart ▼

The three photographs describe the surroundings of the development as a whole. What a particular unit looks out on depends on its stack: the stacking chart numbers the stacks 01 to 38, and the site plan shows where each block sits on the site.

Bring a unit number or a shortlist, and the sales team can work through what each stack faces using the stacking chart and the site plan.

Unit Types & Floor Plans

16 unit types in 10 price bands, spanning 3 to 5 bedrooms and 872 to 1,572 sqft

Amberwood at Holland has 212 units in 16 unit types, grouped into 10 price bands and spanning 3 to 5 bedrooms, from the 872 sqft C1 to the 1,572 sqft E5L. The mix splits almost evenly: 74 units with three bedrooms, 74 with four and 64 with five. Every stack except the two C1 stacks has a (p) type at its base: the 1st-storey unit of its stack, with a private enclosed space (PES) in place of the balcony, at the same strata area.

The unit types sit in two collections. The Signature Collection covers 164 units, from C1 to D6P plus E1P and E2P. The Luxe Collection covers 48 units in four unit types, D7L, E3L, E4L and E5L, each with a private lift and private lift lobby. Our Amberwood at Holland Condo Floor Plan page carries every plan.

Four bands carry more than one unit type between them, 10 unit types in all: 4 Bedroom, 4 Bedroom Premium, 5 Bedroom Premium and 5 Bedroom Luxe. The other six bands carry one unit type each, which is why 16 unit types fit into 10 bands.

3 Bedroom (C1)

C1 is the smallest unit type, 872 sqft (81 sqm), with three bedrooms, two bathrooms and a yard. It is the one layout without a separate WC, and its eight units start at the 3rd storey.

TypeRoomsSizeBlocks and stacksUnits
C13 bedrooms, 2 bathrooms, yard872 sqft / 81 sqmBlock 30 stack 04; Block 44 stack 29; 3rd to 6th storey8
Eight units from the 3rd to the 6th storey, and the one unit type without a (p) variant ▼

C1 occupies two stacks, 04 in Block 30 and 29 in Block 44, four units each from the 3rd to the 6th storey. Because those stacks begin at the 3rd storey, C1 has no 1st-storey (p) unit. It carries 6 share values, and its kitchen has a V-ZUG cooker hood, a 3-burner gas hob and an oven, a Liebherr fridge cum freezer and a V-ZUG washer dryer combo.

3 Bedroom Premium (C2P)

C2P is the most numerous unit type at 30 units: 893 sqft (83 sqm), with three bedrooms, two bathrooms, a WC and a yard, spread over five stacks in three blocks.

TypeRoomsSizeBlocks and stacksUnits

Thirty units across five stacks, and a WC the C1 layout does not have ▼

C2P adds a WC to the three-bedroom, two-bathroom plan and runs 21 sqft larger than C1. With five stacks from the 1st to the 6th storey, it offers the widest choice of block and stack of any unit type, including five (p) units at the base of those stacks. It carries 6 share values.

3 Bedroom Flexi (C3F)

C3F is 958 sqft (89 sqm), with three bedrooms, a Flexi room, two bathrooms, a WC and a yard. Its Flexi room has its own wall-mounted split air-conditioning unit, and C3F(p) is one of the three show units.

The C3F Flexi room is served by its own split air-conditioning unit, like the bedrooms. C3F(p), the 1st-storey version with a PES, is built at the showflat as the 3-bedroom show unit. C3F carries 6 share values.

3 Bedroom + Study (C4S)

C4S is the largest of the 3-bedroom layouts at 980 sqft (91 sqm), with three bedrooms, a Study, two bathrooms, a WC and a yard. The Study is walled on three sides and open on the fourth, with no door drawn.

The plan draws the C4S Study with walls on three sides and one side open, with no door. Wall-mounted split air-conditioning serves the living, dining and bedrooms and the study where one is provided. C4S carries 6 share values, the same as the smaller C types.

4 Bedroom (D1, D2)

D1 and D2 are the entry to four bedrooms: 1,076 sqft (100 sqm) and 1,087 sqft (101 sqm), each with four bedrooms, two bathrooms, a WC, a dry kitchen beside the kitchen and a yard.

D1 and D2 are 1 sqm apart, and on opposite sides of the share value line ▼

D1 carries 6 share values and D2 carries 7, so D1 pays an estimated $570 a month in maintenance and D2 an estimated $665. The room list is identical: four bedrooms sharing two bathrooms, a WC, and a dry kitchen beside the kitchen. Both have a Liebherr fridge cum freezer and a V-ZUG washer dryer combo.

4 Bedroom Flexi (D3F)

D3F is 1,141 sqft (106 sqm), with four bedrooms, a Flexi space, two bathrooms, a WC, a dry kitchen beside the kitchen, a store and a yard. It is the smallest unit type with a store.

The plan draws the D3F Flexi boundary as a dashed line rather than a wall. D3F moves up to a V-ZUG washer and a separate dryer, and its balcony takes 6 sliding glass panels, where the C unit types, D1 and D2 take 3. It carries 7 share values.

4 Bedroom Premium (D4P, D5P, D6P)

The three 4 Bedroom Premium layouts run from 1,227 to 1,259 sqft (114 to 117 sqm), each with four bedrooms including a Junior Master, three bathrooms, a WC, a walk-in wardrobe, a yard and landscape living and dining.

D4P pairs a dry kitchen with the kitchen, while D5P and D6P build the kitchen around an island. D6P adds a store to the D5P plan. D5P and D6P have the fewest units of any layout, six each, in one stack apiece. All three take a Liebherr free-standing fridge and freezer with a separate washer and dryer, and carry 7 share values.

D4P(p) is the 4-bedroom show unit ▼

D4P(p), the 1st-storey D4P with a PES, is built at the showflat. It shows the Premium tier’s Junior Master, walk-in wardrobe and three bathrooms.

4 Bedroom Luxe (D7L)

D7L is 1,313 sqft (122 sqm): four bedrooms including a Junior Master, three bathrooms, a WC, a kitchen with an island, a walk-in wardrobe, a store, a yard, and a private lift opening into a private lift lobby.

It carries 7 share values.

5 Bedroom Premium (E1P, E2P)

E1P and E2P are the entry to five bedrooms, at 1,335 sqft (124 sqm) and 1,324 sqft (123 sqm), each with five bedrooms including a Junior Master, three bathrooms, a WC, a dry kitchen beside the kitchen, a walk-in wardrobe and a yard.

E2P is 11 sqft smaller than E1P despite the higher number. Both take the Liebherr free-standing fridge and freezer with a separate washer and dryer, and carry 7 share values.

5 Bedroom Luxe (E3L, E4L, E5L)

The 5 Bedroom Luxe layouts run from 1,496 to 1,572 sqft (139 to 146 sqm), each with five bedrooms including a Junior Master, three bathrooms, a WC, a kitchen with an island, a walk-in wardrobe, a store, a yard and a private lift into a private lift lobby. E3L and E5L add a powder room.

E3L is built at the showflat as the 5-bedroom show unit. Bedroom 5 of E3L and E3L(p) comes without a built-in wardrobe; every other bedroom in the unit type has one.

Block 50 holds E4L, served by one shared private lift and one common lift; Block 52 holds E5L, served by two private lifts and one common lift. Both carry an individual refuse chute in the yard. E5L is the largest unit type in the development at 1,572 sqft and adds mechanical ventilation to the Junior Master Bath. E4L is the one 5 Bedroom Luxe layout without a powder room.

Frequently Asked Questions

Detailed answers to the questions buyers ask most often

What do the letters F, P, L and S at the end of a unit type mean? ▼

They mark the layout’s tier: F is Flexi (C3F, D3F), P is Premium (C2P, D4P, D5P, D6P, E1P, E2P), L is Luxe (D7L, E3L, E4L, E5L) and S is Study (C4S). The first letter gives the bedroom count: C unit types have three bedrooms, D unit types four and E unit types five. C1, D1 and D2 carry no suffix.

What does (p) after a unit type, as in C2P(p), mean? ▼

A (p) type is the 1st-storey unit of its stack, with a private enclosed space (PES) in place of the balcony, at the same strata area. There are 36 of them, one at the base of every stack except the two C1 stacks, which start at the 3rd storey.

Which unit types have three bathrooms, a Junior Master and a walk-in wardrobe? ▼

Nine unit types, from D4P upward: D4P, D5P, D6P, D7L, E1P, E2P, E3L, E4L and E5L, with their (p) types, 96 units in all. Each has a Junior Master among its bedrooms, three bathrooms plus a WC, and a walk-in wardrobe with a glass swing door. The C unit types, D1, D2 and D3F have two bathrooms.

How do the kitchens differ across the unit types? ▼

There are three kitchen layouts. The C unit types have a kitchen; D1, D2, D3F, D4P, E1P and E2P add a dry kitchen beside it; D5P, D6P, D7L, E3L, E4L and E5L build the kitchen around an island. Every unit has a gas hob: 3-burner in the Signature Collection, and 5-burner with a V-ZUG steamer and a Liebherr undercounter wine chiller in the Luxe Collection.

D1 and D2 are 1 sqm apart: what separates them? ▼

Share value, and with it maintenance. D1, at 1,076 sqft (100 sqm), carries 6 share values and an estimated $570 a month; D2, at 1,087 sqft (101 sqm), carries 7 and an estimated $665. Both have four bedrooms, two bathrooms, a WC, a dry kitchen beside the kitchen and a yard. D1 sits in stacks 06 and 10 (Blocks 32 and 34), and D2 in stacks 02 and 23 (Blocks 30 and 40).

What separates the C3F Flexi, the D3F Flexi and the C4S Study? ▼

Each adds a room to a different base. The C3F Flexi room has its own wall-mounted split air-conditioning unit. The D3F Flexi space is drawn with a dashed boundary rather than a wall, in a four-bedroom plan with a store and a dry kitchen. The C4S Study is walled on three sides and open on the fourth, with no door drawn.

What do the Luxe Collection unit types have that the Signature Collection types do not? ▼

A private lift into a private lift lobby with two digital locksets, natural marble in the living and dining room, concealed ducted air-conditioning there, a 5-burner gas hob, a V-ZUG steamer and a Liebherr undercounter wine chiller. The four Luxe unit types are D7L, E3L, E4L and E5L, 48 units in all. E3L sits in the six-storey Blocks 36 and 38; D7L, E4L and E5L take the four-storey Blocks 48, 50 and 52, at two units per floor.

How do E3L, E4L and E5L differ? ▼

E5L is the largest unit type at 1,572 sqft (146 sqm), E3L follows at 1,561 sqft (145 sqm) and E4L is 1,496 sqft (139 sqm). E3L and E5L each have a powder room, which E4L omits. E3L has 24 units in the six-storey Blocks 36 and 38; E4L (Block 50) and E5L (Block 52) have 8 each in four-storey blocks, with an individual refuse chute in every yard. E5L adds mechanical ventilation to the Junior Master Bath, and Bedroom 5 of E3L comes without a built-in wardrobe.

Which unit types have a store room? ▼

Six unit types: D3F, D6P, D7L, E3L, E4L and E5L, with their (p) types, 72 units in all. D3F is the smallest of them at 1,141 sqft, and D6P is the one 4 Bedroom Premium layout with a store.
